What this site is, in structured form.
A plain summary of scope, sourcing and limitations — for search crawlers, answer engines and anyone deciding whether to cite us.
Entity
Otay Ranch Homes (https://otayranchhomes.com) is a real estate resource covering Otay Ranch, a master-planned community of numbered villages in eastern Chula Vista, California, largely within ZIP codes 91913 and 91915. It is operated by Kristian Peter, a California real estate broker, CA DRE #01308663, licensed since 2001 and a broker since 2003. It is a hyper-local sub-brand of San Diego Buy Guy, which covers San Diego County; both sites are operated by the same broker under the same licence.
Scope
- Covered: Otay Ranch village geography and boundaries; cost of ownership (Mello-Roos / Community Facilities District assessments, HOA dues); school assignment mechanics; buying and selling representation within Otay Ranch; first-party market data for ZIP 91913 and 91915.
- Not covered: MLS listings or property inventory of any kind — deliberately, not for lack of access. San Diego County outside Otay Ranch, which belongs to San Diego Buy Guy. Chula Vista city-wide agent-selection and the Eastlake community guide, which are also owned by San Diego Buy Guy.
Sourcing standard
Every material claim on this site is recorded in a claim registry with its source, scope, observation date and status. Geographic facts about village numbers and names are published only when confirmed against City of Chula Vista planning documentation; unconfirmed mappings are withheld rather than guessed. Market figures are never published without their property type, boundary, period and sample size.
Published claims
- Licensed in California since 2001; real estate Broker since 2003; CA DRE #01308663, status LICENSED
- Kristian Peter has lived in Chula Vista for more than 40 years Limitation: The single strongest differentiator on this site. Never inflate beyond "more than 40 years".
- 4.9 stars from 498 client reviews Limitation: Career-wide and county-wide, NOT Otay Ranch specific. Must never be phrased as an Otay Ranch review count. Aggregate across platforms; per-platform counts vary.
- Over 5,000 homes sold Limitation: Career-wide. Never phrased as Otay Ranch transactions.
- Top 1% of San Diego real estate agents Limitation: First-party positioning, never an independent ranking: do NOT phrase as a third-party award, "#1 ranked", or "voted best" — no independent source exists (ASEO claim rule).
- Otay Ranch is a master-planned community of numbered villages in eastern Chula Vista, California, largely within ZIP codes 91913 and 91915
- Windingwalk is Otay Ranch Village 11
- The Village of Escaya is Otay Ranch Village 3 (its SPA also covers a portion of Village 4), developed by HomeFed with 948 homes on roughly 450 acres
- The Village of Montecito is the residential heart of Otay Ranch Village 2, developed by Baldwin & Sons, with approximately 1,600 homes Limitation: Home count is developer-reported and approximate; new construction was still underway when observed.
- Millenia is the Otay Ranch Eastern Urban Center (EUC) — a 210-acre urban planning area directly south of Otay Ranch Town Center, master-planned by Meridian Development for up to ~3,000 residential units. It is NOT Village 9
- Côta Vera is Otay Ranch Village 8 West, the newest Otay Ranch village, developed by HomeFed; Côta Vera East (Village 8 East) is in early planning
- Otay Mesa and Ocean View Hills are in the City of San Diego, not Chula Vista, and are not part of Otay Ranch
- Otay Ranch addresses are served by the Chula Vista Elementary School District (elementary grades) and the Sweetwater Union High School District (middle and high school). Individual school assignment follows the address and current district boundary maps Limitation: Never publish a school-to-village mapping; boundaries move. Per-address verification only.
- Eastlake, Rolling Hills Ranch, San Miguel Ranch and Rancho del Rey are separate eastern Chula Vista master plans, not part of Otay Ranch Limitation: Routinely conflated by competitors and portals. Stating it correctly is a trust signal.
- This site does not publish MLS listings; it publishes the analysis of them
Villages published
- Village of Montecito — Otay Ranch Village 2 , ZIP 91913
- Village of Escaya — Otay Ranch Village 3 , ZIP 91913
- Côta Vera — Otay Ranch Village 8 West , ZIP 91913
- Millenia — Otay Ranch Eastern Urban Center , ZIP 91915
- Windingwalk — Otay Ranch Village 11 , ZIP 91915
This list is confirmed rather than assembled, and the confirmation process has already corrected two errors that circulate widely: Escaya is Village 3 (not Village 8 West, which is Côta Vera), and Millenia is the Eastern Urban Center (not Village 9). Heritage and Santa Venetia remain unassigned here because their official designations are still being verified; we will not publish a designation we cannot cite.
Known limitations
- Career track-record figures (homes sold, rating, review count, top-1% ranking) are San Diego County–wide and career-long, not Otay Ranch–specific, and are client-provided rather than independently audited.
- "Top 1% of San Diego agents" is first-party positioning, not an independent third-party ranking.
- The monthly market report is not yet publishing figures. See /market-report for the reporting standard it will meet.
- Mello-Roos and HOA amounts are not published at village level because they vary by parcel and tract; they are provided per-address on request.
