Always check the property type, the boundary, the period and the sample size before comparing two numbers.

Why this page is empty right now

Because we would rather publish nothing than publish a number we cannot stand behind. The Otay Ranch figures circulating online right now do not reconcile with each other — and not because anyone is lying. A portal reporting an Otay Ranch median across all property types, an agent reporting a ZIP-level detached-only median, and a builder quoting new-construction base prices are three genuinely different measurements, taken over different periods, across boundaries that do not match.

Republishing any of them here, stripped of that context, would make this site part of the problem. So the monthly report launches when the first-party SDMLS pull is wired (Phase 4), and every figure will ship with the same four fields.

The reporting standard

  • Property type — detached, attached, or both, stated explicitly. Never blended silently.
  • Boundary — the Otay Ranch village or the ZIP, named. Not a portal-drawn polygon.
  • Period — the closed-sale month, not "recently".
  • Sample size — how many sales the figure rests on. A median of six sales is not a market.
  • Source — SDMLS, with the pull date.
