What is Otay Ranch?
Otay Ranch is a master-planned community of numbered villages in eastern Chula Vista, California, largely within ZIP codes 91913 and 91915. It was developed from the 1990s onward around parks, paseos and a trail network, and is anchored commercially by Otay Ranch Town Center.
Which villages are in Otay Ranch?
City of Chula Vista documentation establishes villages including 1, 1 West, 2, 2 West, 5, 6, 7, 8, 9, 11 and Planning Area 12, plus Village 13 in unincorporated San Diego County. Several also carry marketing names — Windingwalk is Village 11. We publish a village number only once we have confirmed the mapping; see the village comparison.
Is Eastlake part of Otay Ranch?
No. Eastlake, Rolling Hills Ranch, San Miguel Ranch and Rancho del Rey are separate eastern Chula Vista master plans with their own governing documents, assessments and school assignments. Listing portals routinely merge them into Otay Ranch, which matters because the HOA, the assessments and the schools are all different.
What is Mello-Roos and does Otay Ranch have it?
Mello-Roos is a Community Facilities District special tax that funds infrastructure in newer master-planned areas. Otay Ranch was built almost entirely under this model, so most villages carry one. It appears on the property tax bill rather than the mortgage payment, and the amount varies by village and often by tract inside a village.
Why does this site not show homes for sale?
By design. Zillow, Redfin and Realtor.com already publish every active listing in 91913 and 91915. What none of them do is tell you which village an address is really in, what the assessment on that parcel costs, or which school it feeds. That is what we publish instead.
