Escaya — Otay Ranch Village 3
Escaya is one of the best-documented villages in Otay Ranch, and one of the most misreported. Its plan area is Village 3 (with a portion of Village 4 in its SPA boundary) — a fact that comes straight from City of Chula Vista ordinance documents, filed by HomeFed’s Village III entity. You will nonetheless find it confidently mislabelled online, sometimes as Village 8 West. It is not: Village 8 West is Côta Vera, HomeFed’s newer village. If a source gets that wrong, weigh everything else it says accordingly.
HomeFed built Escaya as its first Otay Ranch village on roughly 450 acres, and it is essentially complete: 948 homes spanning detached single-family houses, townhomes and condominiums, plus The Residences apartment community. The layout follows the later-village pattern at its most polished — a walkable mixed-use village centre, a private residents’ club and wellness centre, and a 7.5-acre neighbourhood park doing the connective work that trails do in the older villages.
What to check before buying in Escaya
Being one of the newest completed villages cuts both ways. The homes carry current construction standards, modern floor plans and newer systems. But newer Otay Ranch villages typically carry higher Community Facilities District assessments than the villages built fifteen years earlier — the infrastructure they funded is newer debt. The club and wellness centre are association amenities, so understand exactly what the dues cover and what they cost before comparing an Escaya home against a Windingwalk or Montecito home at the same list price. The honest comparison is always total monthly cost.

Not to be confused with
Côta Vera (Village 8 West) is the adjacent, newer HomeFed village, still building. And as everywhere in this part of Chula Vista: Eastlake, Rolling Hills Ranch and Rancho del Rey are separate master plans, not Otay Ranch.
